What Do These Key Real Estate Terms Mean?

  • What is a pre-approval letter? A document from a lender stating exactly how much money they are willing to lend you based on your financial history. Getting this letter is your very first step before house hunting.
  • What is earnest money? A good-faith deposit made to the seller to show you are serious about purchasing the home. This money is held in an escrow account and eventually goes toward your down payment or closing costs.
  • What is escrow? A neutral third-party account that holds funds (like your earnest money or monthly property tax payments) safely until all conditions of the home sale or mortgage are met. After closing, many lenders maintain an escrow account that collects funds for property taxes and homeowners insurance and pays those expenses on the homeowner’s behalf.
  • What are closing costs? The fees associated with finalizing your home loan. These typically range from 2% to 5% of the total loan amount and cover lender fees, title insurance, taxes, and recording fees.
  • What’s an HOA (Homeowners Association)? An organization in a subdivision or planned community that makes and enforces rules for the properties. Your monthly or annual HOA fees cover neighborhood upkeep, shared green spaces, and community amenities.
  • What is the principal on a loan? The actual amount of money you borrow from a lender to purchase your home, separate from the interest that accumulates over time. Every monthly mortgage payment you make goes toward reducing this core balance and building true equity.
  • What is a home appraisal? An unbiased evaluation by a professional appraiser to determine the current fair market value of the property. Lenders require this step to guarantee the home is actually worth the amount of money you agreed to pay for it.
  • What does PITI stand for? An acronym that stands for Principal, Interest, Taxes, and Insurance. These four components make up your total monthly mortgage payment, giving you a complete picture of your recurring housing costs.
  • What is a contingency in real estate? A specific condition or clause in your real estate contract that must be met for the home sale to go through. Common examples include financing contingencies or home inspection contingencies that protect your earnest money if an issue arises.
  • What is title insurance? A special policy that protects both you and your lender from any future legal disputes or historical claims over who actually owns the land and property. It ensures you have a clean slate when taking ownership of your new build.
